House Prefabrication Process

Precise planning, organization of wood house prefabrication and productive equipment ensure timely and precise execution of the technological process. ZTC believes in applying this principle to all stages of element house prefabrication. This applies to material workpiece sawing to specified dimensions, their transfer to assembly posts, assembly of finished components, their packaging and transporting to the finished product warehouse. Afterwards, the next stage sees the finished panels and wood components transported to the construction site. On the site the prefabricated panels are assembled to form a building. Such house prefabrication planning allows for fast and high quality construction. Furthermore assembly is possible in places that are difficult or even impossible to reach with large construction equipment.

Composition of the Panel

We achieve excellent thermal insulation and increased fire safety of wood structures.  We do this by laying fire safe insulation material in the building component panels in several layers. Several layers cover places where insulation is spliced and wood components (studs, rafters and beams).

We clad the load-bearing structures of a wood panel house from the outside with air barrier sheets. These are overlaid with a windproof membrane. Therefore we ensure high thermal properties and prevents heat losses. We then overlay thermal insulation with a vapour barrier from the inside. This protects the separating structures of the building and insulation from the humidity indoors (vapour). It also improves the microclimate in the room.

Specialists glue wind and vapour isolation connections to constructive elements and interlapping with special tapes inside the ZTC factory so that the efficiency of thermal insulation is not decreased. Fire safety of the building can be increased by using fireproof materials in the finishing of the facade and interior.

If the client requires, we can thicken the timber frame of the building with extra thermal insulation. This is how we can make components of passive houses which increases construction costs but also increases the thermal resistance and decreases expenses on heating.


Wood is very durable which allows its use in places that need to bear large loads, weights and strains. Wood dried to the right level of moisture can last for a very long time that can span centuries. ZTC uses wood materials of C16 (in least significant structures like partition walls) and C24 (for load-bearing structures) norms of durability for wood structures of buildings. This wood is industrially dried and calibrated afterwards, then sorted by level of durability and marked with CE conformity marking according to EU norms. When necessary depending on the place of use of wood materials ZTC processes or impregnates the wood materials with specific wood protection solutions that significantly increase the lifespan of wood.

House Prefabrication: Interior and Exterior Finishing

Our standard offer for siding is siding planks that are painted with lasures (leaving the wood structure visible) or acrylic paint covers the wood structure completely or partially. Avery wide variety of color tones are available. Siding planks are painted indoors where the process is not influenced by weather. This significantly improves the quality of the facade and its lifespan. Planks of a variety of wood species are available such as spruce, pine tree, larch, exotic wood etc.).

ZTC offers various types of facade siding:

The possibilities for interior finishing are unlimited. Here are the basic options:
