Our Story
From Log Cabins to CLT High-Performance Buildings
ZTC was founded in 1991 in Jelgava, Latvia. We started by producing small milled log cabins — and over three decades evolved into one of the most experienced prefabricated timber construction manufacturers in Northern Europe. Today we specialise in individually designed, factory-manufactured timber frame and CLT panel buildings.
Our mission is to provide high quality timber buildings by combining experience, reliability and innovative technologies. We work closely with clients, architects and developers to create individual solutions — ensuring that every project meets the specific needs and requirements of the client, the construction standards, and the standards of production and assembly.
We have delivered 350+ projects across 14 European countries — private homes, apartment complexes, public buildings and commercial structures. Each project is carefully designed using SEMA software, manufactured on Hundegger CNC equipment to ±1mm tolerance, insulated with the Swiss Isofloc industrial insulation system, and assembled by our own experienced crews on site.
We are not a startup experimenting with timber. We are a manufacturer with 34 years of solved problems.

The Factory
Inside Our Factory
Everything we deliver starts here — in our 4,500 m² production facility in Jelgava, 40 km from Riga. This is where timber frame panels are designed, cut and assembled — using Hundegger CNC equipment, SEMA engineering software and the Swiss Isofloc industrial insulation system. Alongside our panel production, we offer CLT structural solutions — giving clients access to both building systems under one contract and one point of accountability.
CNC Precision Manufacturing
Hundegger CNC machines cut every timber element to exact specification — automatically, consistently, and with no manual error.

Industrial Insulation System
Swiss Isofloc system pressure-fills panels with cellulose or wood fibre insulation — achieving superior thermal performance, airtightness and a healthier indoor climate.

How We Work
Personal Approach. Industrial Precision.
At ZTC we believe in a personal approach. Every building we produce is unique and designed to meet the specific needs and preferences of our clients. We work closely with architects and developers to create individual solutions - clients can provide their own architectural design, develop a new design together with our team, or choose one of our model designs.
Our own assembly crews travel to project sites across Europe. We do not subcontract installation - which means full quality control from the first CNC cut to the final weather-tight closure. The result is a predictable process, a fixed contract price, and a structural shell delivered on schedule.
Fixed Price, No Surprises
The contract price is the final price. No material surcharges, no escalation clauses - your budget stays intact from agreement to handover.
Own Assembly Crews
Our experienced teams handle on-site installation across Europe. No subcontractors - full quality control from factory to weather-tight shell.
Individual Engineering
We work from your architect's drawings. Every project is individually engineered and produced to specification - not from a standard catalogue.
Full Documentation
CE certification, as-built drawings, warranty certificate and airtightness test results - delivered as a complete package at handover.

CE Marking — ETA-21/0014
European Technical Assessment valid since 2019. All ZTC building kits carry CE marking and comply with Eurocodes - accepted by building inspectors across all EU and EEA countries.
FSC / PEFC Certified Timber
Sustainably sourced timber available upon request. FSC and PEFC certification supports responsible forest management and meets green building standards.
