How much does a timber house cost?

The price depends on floor area, architecture, energy performance and specification. Indicative figures: structural stage approximately €650–750/m² + VAT; externally finished house approximately €850–1,100/m² + VAT. A precise quote can be prepared once more detailed plans are submitted.

What additional costs should be planned beyond the house price?

Accepted Answer

Beyond the house price, you should plan for architectural design, approvals, topographic survey, geology, energy certificate, foundations, external utilities, heating, ventilation, interior works and commissioning.

Question 3

How long does it take ZTC to build a house?

Accepted Answer

After project approval and contract signing, production can usually be scheduled within 1–3 months. Manufacturing requires at least around 2 weeks. On-site construction depends on the scope of work — an externally finished house is typically completed within 1–2 months. Overall, a house assembled on site is often ready in approximately 4–6 months.

Does ZTC prepare architectural drawings?

ZTC does not prepare architectural plans. We work from a project prepared by the client or architect and provide engineering/structural design, manufacturing and assembly.

Can we visit a completed house?

Accepted Answer

ZTC mainly builds individual projects and respects owners’ privacy. When a project is under construction, a site visit may be arranged. You are always welcome to visit the ZTC factory.

Question 6

What is the warranty period for ZTC houses?

Accepted Answer

Houses are designed for a service life of at least 50 years. The standard structural warranty is 3 years. In some cases an extension to 5 years may be considered where supported by material suppliers.

Does ZTC build foundations?

Accepted Answer

ZTC does not build foundations — this remains the client’s responsibility. Strip foundations are commonly used, but piles are also possible. The choice depends on ground conditions. Timber structures are lightweight, so several foundation types may be suitable.

What is the payment schedule?

Payments are made in stages: 10% on contract signing, 35% before production starts (covered by ZTC advance payment guarantee), 40% when production is complete and the loading date is confirmed, 10% on completion at site and 5% after signing the handover certificate (the last two payments are covered by the client’s bank guarantee).

What is the wall U-value?

Accepted Answer

Depending on the construction, ZTC timber frame walls can achieve a U-value of approximately 0.12–0.15 W/m²K. Wall thickness is typically 250–400 mm. The exact solution is determined during design and energy assessment.

What is the n50 value?

Accepted Answer

The n50 value describes building airtightness. In quality constructions it is possible to achieve n50 below 0.6, which is important for energy-efficient buildings.

Is it possible to achieve A+ energy performance class?

Accepted Answer

Yes, ZTC structures can be adapted for A+ energy performance class. The result depends on insulation, thermal bridges, building airtightness, windows, orientation, ventilation and heating systems.

When is the energy assessment carried out?

Accepted Answer

A preliminary energy assessment is carried out during the design stage before construction starts. It helps determine whether additional insulation or other technical measures are needed. After construction, a final assessment follows to confirm compliance.

Is a timber house suitable for the Latvian climate?

Accepted Answer

Yes, timber structures are suitable for the Latvian climate when correctly designed, insulated and built. ZTC structures are adapted to each project’s energy performance requirements.
