A timber frame house suits private home projects where precise production, energy performance and predictable on-site assembly matter. ZTC works from a client or architect project, develops the structural solution, manufactures the panels and assembles the structure. What ZTC provides and what is planned separately
ZTC provides
- Timber structural solutions based on the client or architect project.
- Panel manufacturing in the 4,500 m² factory in Latvia.
- A CE-marked system with ETA-21/0014 European Technical Assessment.
- The price includes panel delivery, assembly and worker transport to the site across Europe, Scandinavia and the United Kingdom. The client provides accommodation for workers where needed and pays site costs: crane hire, scaffolding and site fencing. Delivery sequence, site access and assembly arrangements are agreed in the project quotation.
Planned separately
- ZTC does not prepare architectural drawings.
- ZTC does not build foundations.
- Both packages exclude foundations and plinth, interior finishing including plasterboard installation, electrical installation, heating, water and drainage, and ventilation.

Choosing panel specification and house completion level
The starting price covers an insulated, weather-protected timber frame panel package (shell), using the Comfort specification for a rectangular house with a simple layout and at least 150 m² of gross area.
Comfort uses a 195 × 45 mm frame and mineral wool; Premium uses a 245 × 45 mm frame with wood fibre or cellulose and a 22 mm wood fibre windproof board; Lux uses a 340 × 45 mm frame with wood fibre or cellulose and a 40 mm STEICO THERM layer. Choose a panel package or an exterior-complete house with facade finish, windows, external doors and roof covering. Interior finishing and building services are excluded from these scopes. The cost page explains completion levels, delivery and the client’s costs.
